Villas of Wake Forest Pressure Washing Project Spring 2025

UPDATED 17-May-2025:
Time flies in the Villas while we are having fun!!  Pressure washing is starting this Monday May 19th at 7am starting at the Clubhouse.  It will be sparkly clean well before our Community meeting at 1pm!!

Response requested from residents in buildings 1-20.  We need 2 volunteers per building to open their garage door and allow the Pressure Washing team to use the spigot for their building only- very small water usage each.  Please reply to me directly (not reply to all).

I have a working list and reaching out individually but a quick reply back to me would be helpful and appreciated to verify folks have this information and are ready as they move through the lower half of the community this week- working on buildings and fences.

Great news! The Socaz subcontractors... Superior Xterior... is willing to come back to move through the entire neighborhood for anyone wanting their patio pressure washed on a per resident basis that is paid individually by each unit owner. Reach out to me if you have interest and we will coordinate similar to the dry vent project etc. I will have the pricing and details in future communication.

Please review the details below and be ready this week...Thank you!!

INITAL POSTING May 8th:
Hello Villas Residents!

It’s time to pressure wash the 21 buildings with vinyl siding. This will include the clubhouse and buildings 1-20 "down the hill".

The buildings with vinyl siding will be washed starting on Monday May 19th. We will start with the clubhouse and move down Bluebird to the end. (Subject to change building order if it will conflict with the community meeting that afternoon or Landscaping on the 20th).

If you have a neighbor or friend that does not use email, please let them know about this important project so they can be ready for the pressure washers.

We had an excellent experience with the painting company we used this summer on 5 of the Hardie Board buildings on Winter Wren. They quickly but thoroughly washed the buildings to get them clean before they were painted. We have decided to give them a try this time as we were not completely satisfied with the previous pressure washing company.

Socaz Painting will begin by inspecting each vinyl building to assess the condition. For the power washing process, they will use a solution containing some bleach diluted with water to effectively remove grime and mildew while ensuring that plants and the siding are not harmed. To further protect the landscape, they will pre-wet all surrounding plants before applying the cleaning solution to the building and fences. A scent will be added to the solution to mask the bleach smell for a more pleasant experience. Once the buildings have been washed they will finalize the process by rinsing the building and all plants again.

Residents need to make certain anything in your courtyard, porch or patio is at least 5-10 feet away from the building and fence.  Any easily broken or valuable items should be removed.  Socaz will not be responsible for damage to any items that were not moved or removed prior to their arrival.  If items are in the way, they may pass on and go to the next house.  Any decorations or lights on the fence will mean the fence will not be washed.  They will start at the Club House and work their way down Bluebird.

We estimate that the entire project will take about a week to complete. During the process, we will tap into 2 owners water supply in their garage.  The amount of water used to clean a building will be very small.

Unfortunately the pressure washing company will not be able to wash individual patios this time as they are on a tight schedule to get us done during the week.

If you have questions don’t hesitate to write or call me directly,
