Maintenance Responsibility Guide

The following is a list of items that are maintained either by the Community Owners Association (COA) or the individual home owner. Please submit a work order to York Properties for items that are maintained by the COA. It is the owner’s discretion to use York work orders for personal repairs. Personal repairs will be billed directly to the owner.

WF Rideshare - Tier Based Fees

In October 2024, the Town of Wake Forest introduced “Go Wake Forest,” a ridesharing microtransit service that connects riders directly from their doorstep to anywhere in Wake Forest’s jurisdiction and portions of Raleigh’s Wakefield neighborhood. 
 
Since its introduction, Go Wake Forest has been provided to riders at no cost.
 
Beginning Sunday, Feb. 1, 2026, the Town will introduce the following tier-based fare rate schedule based on distance traveled (for single rider bookings, plus $1.25 for each additional passenger), along with a reduced fare program for qualified riders:
  • 0-2 miles - $2.50 fare, $1.25 discounted fare
  • 2-4 miles - $3.50 fare, $1.75 discounted fare
  • 4+ miles - $4.50 fare, $2.25 discounted fare
To make transit more accessible and affordable for seniors, persons with disabilities, and riders who meet certain income-based qualifications, Go Wake Forest is offering a Reduced Fare Program. Anyone wishing to participate in the program must complete an online application or in-person at the Wake Forest Town Hall, 301S. Brooks St.

Power Outage Map for WF Residents

Wake Forest Power (WFP) has launched a new, online outage map and reporting tool that makes it easier than ever for customers to report power outages and receive real-time information about power interruptions.
 
 
Look for the REPORT OUTAGE button in the upper right corner of the outage map if you need to report a problem.

The outage map and reporting tool are accessible from the Town of Wake Forest website and provided as a function of the Town app (under Wake Forest Power).
 
When a power outage occurs, the interactive map will show a red dot in the approximate location of the outage, along with the number of affected customers and the current duration. The size of the dot will correlate to the size of the outage and will show outages of any size.

Report-A-Problem for WF Residents

In 2014, the Town of Wake Forest introduced “SeeClickFix” as part of the Wake Forest "app" as a simple, yet effective way for residents to report quality of life, non-emergency issues.  Since then, the Town has addressed hundreds of citizen concerns, ranging for damaged sidewalks and potholes to graffiti and malfunctioning TRAFFIC signals.

Additionally, Wake Forest’s website is available at wake forestnc.gov/report-problem.aspx, while the mobile app is offered as a function on the Town app.
 
Once the resident submits an issue, the reporter, the Town, and anyone “watching” the area receives an alert. The Town then acknowledges the service request, routes it to the proper department, and updates the request once it has been resolved.
 
 
PLEASE NOTE: The Villas of Wake Forest became public in May 2022. That means any repairs noted by residents to our street lights, roads and sidewalks should be reported to the Town of Wake Forest as noted in the above paragraphs.

Traffic Alerts Map

Display a map of the Wake Forest, with RED indicators where there are road issues and detours.
 
Select the icon that looks like a circle with tic marks to center the map on your current location.
 
If a RED ARROW is present, select the arrow to display additional details regarding the road issue.
 
For example, in mid-June 2024, there were two RED ARROWs on the map:
  • US 98 Bypass between Wegmans and Lowe’s
  • Ligon Mill Road / Song Sparrow Drive

During the winter there are a few things that Villas residents need to be made aware of or reminded of.  
 

Outdoor Water Sillcocks / Faucets  
 
Some of our homes have outdoor faucets in the garage, court yard/patio or elsewhere.  These can pose a problem during freezing temperatures and cause a pipe to burst.  None of our homes have frost-free faucets installed.  
 
Some homes in addition to the main water shut off have a shut off valve that cuts water just to the outside and garage faucets, also called hose bibs.  If your home has one, you should shut it off and open the outside faucets to drain them.  
 
Also remember to disconnect any hoses on the outside before freezing weather arrives.  
 
If you do not have a cut-off valve for your outside faucets you should purchase a faucet insulating cover from Home Depot or Lowes for less than $4.00. They are very easy to install.
 

DO NOT apply salt or other chemicals on your sidewalks
 
Our sidewalks in the Villas do not hold up well when salt or other chemicals are applied to thaw ice.  This will cause the surface of the sidewalk to flake and spall and pit.  This has happened several times in the past and it is the homeowner’s responsibility to repair/replace the sidewalk. 
 
As an alternative, the Facilities Team suggests each homeowner acquire a 5-gallon bucket and a small bag of sand from the local hardware store (Home Depot, Lowe's) to use if necessary.  Keep the bucket on your porch or in the garage and use a scoop/small can to spread sand if necessary.  

Remember - a sidewalk damaged by salt or chemicals becomes the homeowner’s responsibility to repair.  
 
 
Community Streets / Mailboxes
 
The Town of Wake Forest is responsible for maintaining and clearing streets in the Villas. Additionally, the Villas has transitioned to cluster mailboxes - eliminating the need for residents to have a cleared path to their individual mailboxes.
 
Due to these changes, there is a reduced need for the Villas Snow Team and it has been disbanded.

It is up to the individual completing this form to determine what information will or will not be provided. Please print the form and complete the appropriate information in advance to be prepared for a medical emergency.
