A welcome break from the humidity, but it may not last long so enjoy it while you can!! It should be a super pleasant evening at the Pizza Party on Saturday. Please remember to bring your chair, and if you do not have one there will be some available.
Long time residents have always referred to the Villas as having a special feeling. Our guests and newer residents have commented on how well events are managed and how everyone knows how to do the Villas Wave. It is up to all of us to keep this feeling going and do what we can to make sure this is the best place to live. The Villas is our home, and it is up to all of us to make sure it is the best it can be. Our committees work very hard, and are always able to welcome new members. On Saturday at the Volunteer Appreciation Pizza Party, tables will be set up where you can sign up to be on a committee if you so desire. If you want to volunteer, but are not interested in being on a committee, there are still ways for you to share your time and talents. We always need help to set up and break down large outdoor events. We appreciate help in cleaning up after an indoor event, and it only takes a few minutes if we all work together. Perhaps you love to garden, but do not want to join the Landscaping Team. You may notice a friend or neighbor who needs help dead heading in their mulch area. Maybe someone needs help getting mail or moving trash carts, a perfect opportunity to assist. Friday social hour and pot luck dinners would love to have anyone be the host or hostess. If you are interested to see how Board meetings are run, please sign up and you will be invited to attend as a guest. If you have a computer perhaps you could print an extra copy of the monthly calendar or Birthday list and pass it along to a friend or neighbor who does not have a computer. If you have any questions, most of the Board members will be present on Saturday to answer your questions.
The Board is working on the 2027 budget, and have received some of our vendor contracts. Chris Jones and Shelley Welch are working on crunching numbers for our two budgets (Operational and Reserve) and doing what is best for the Villas. Our new Master Insurance Policy was sent to all residents, and it is important you discuss this with your HO6 Insurance representative. If there is a disaster (hopefully never) such as a fire, the Maser policy only covers the original planned cost of your condo. If you have installed any upgrades during the building process, or made improvements after you moved in, those are only covered if you have declared them in your HO6 Insurance. Please make sure your deductible matches the Master policy.
We recently had some people enter the Villas and are trying to do door to door solicitations. If someone comes to you or you see them walking on the streets, please notify a Board member, or talk to them and tell them this is private property and solicitations are not allowed. The Board is working on getting larger signage to place at the entrances, and if you so desire, there are small signs that can be placed near your front door or in your mulch area.

York Properties website to submit a work order. If you cannot find the page or instructions, ask a Board member or contact Carol Slaven directly. Joel, our maintenance person, is working directly with Carol, and the wait list is getting shorter.
Please remember the termite inspection is Thursday. The inspection is good for a year, and if at any time you suspect termites such as soft spots on the floor or holes in your cabinets, please call Neuse termites, and they will come and inspect. If termites are found, they will make all of the repairs at no cost to you. You do not have to place a work order or notify the Board.
We also have a turf application on Thursday so please give your lawns an hour to dry before walking on them. We hope to see everyone on Saturday, the Pizza will be very tasty and the Band will be awesome!!
